The current owners have been meticulous in their attention to detail and have considered the comfort of their guests as a priority. 

Mill Cottage is perfectly located with the imposing Letheringsett Watermill at the bottom of the lane and the Ford a short stroll down Riverside Road. It’s a short walk to the excellent Kings Head pub. Only 1 mile to Holt and 3 miles to the coast at Cley and Blakeney (you can walk there along quiet country lanes and tracks.)


The cottage is very well laid out with a sociable ‘L’ shaped living area. Wooden floors, pleasant neutral tones and a gentle blue/grey theme running throughout. The décor is enhanced by furniture and fabrics from the owner’s interior design company.

From the gravelled parking area you enter the cottage into the kitchen/breakfast room with the sitting/dining room situated through a door in front of you. The kitchen itself is fitted with well made white cabinets and has been well designed and well appointed. The kitchen opens to a useful space which is a combination of breakfast room and utility with a further dining area next door. This additional dining area, furnished with a rustic oak table with seating for 6, is an open plan ‘L’ shape to the living area which has quality sofas and chairs cosily grouped around the inglenook fireplace with wood burning stove.

Off the inner hall is a door to the downstairs twin bedroom and spacious shower room. From this bedroom are double doors opening onto the rear patio which is a pretty secluded West facing space, planted with typical cottage garden shrubs and a gate onto the lane.

Off the living space are the stairs to the first floor and 2 more bedrooms, a double room and a twin. There is a spacious family bathroom with an over bath shower.

Outside there is parking for one car and a further parking area for two more cars on the drive at the top of the lane. From the parking space are steps made from railway sleepers leading to an enchanting cottage garden which gets sun most of the day. It has a good sized lawn which is surrounded by flowering shrubs and flowers and is nice and private. There is another set of shallow steps to the garden that run up behind the cottage.


 (please note: the cottage stairs are fairly steep but are carpeted. There are  a few steps to the main garden)
