What a super barn conversion. I’d really be very happy to bring my family here. The garden is secure and on one of the quietest roads I’ve seen. So location wise it is very peaceful and yet within 2 miles of Holt (an easy cycle ride on mostly quiet roads). Sitting on the patio you have views all the way down the lawned garden and there is plenty of space both in the garden and for parking your cars. Parking is separated from the garden with a fence.

The good quality interior is immaculately maintained and is a tranquil, spacious and bright place to stay. There is a woodburning stove for winter and the sitting dining room is semi open plan to the kitchen. The stairs to the first floor galleried landing leads to two bedrooms (one has a king size bed and one a twin room), both ensuite with shower handset taps to both baths. The third bedroom with king size bed is on the ground floor, also with its own ensuite shower room. Hairdryers in each bedroom.

The main entrance is into the kitchen which is a well equipped and spacious room with a fitted oven and hob, microwave, larder fridge-freezer and dishwasher. There is a separate utility ( with boiler and washing machine housed in here) and a WC off the utility.

A large archway takes you through to the sitting room with dining space and stairs to the first floor. Comfy high quality sofas are positioned in front of the inglenook fireplace with woodburning stove and TV, DVD.

Heating is underfloor downstairs and radiator heating to all the bedrooms, heated towel rails in the bathrooms and all is easily controlled by wall mounted thermostats. There is WiFi but mobile phone signal is weak.

The roads all around Hempstead are quiet and the village itself is picturesque with an unusual part thatched, tiny church. There are ample walking and cycling opportunities with the ruins of Baconsthorpe Castle in the next village and Selbrigg pond a rather nice spot to picnic at. Holt is 2 miles ( restauarants, shops of all varieties, delis and cafes) and the coast is 5 miles to Salthouse, Blakeney and Cley
